Gordon County had 57,544 residents at the 2020 census across 356 square miles, with Calhoun as its seat. It sits west of the Blue Ridge in ridge-and-valley country: Interstate 75 runs the length of it, US-41 and US-411 run beside it, and the Oostanaula, Coosawattee and Conasauga rivers drain it.
That geography is the whole reason this page reads differently from our Gilmer and Fannin County pages. Everything that defines a mountain roofing job — a gravel switchback drive, dense canopy over the north slope, a cabin standing empty half the year — is largely absent here. Lots are flatter, streets are laid out, and a truck and a dumpster can usually get where they need to be.
What replaces it is exposure. Without the tree cover that shelters a mountain property, wind arrives at the ridge line and the edge metal with nothing in its way. On an open valley lot the fastening pattern and the edge details are doing work that a sheltered cabin roof never asks of them, and wind damage tends to show up as one slope or one run of edge metal rather than an obvious county-wide event.
The building stock splits too. Along the I-75 and US-41 corridor through Calhoun there is real low-slope commercial and light-industrial roofing sitting next to ordinary residential streets. Those are different systems with different failure modes and they should not be quoted with the same assumptions.
Five places, and they are genuinely not interchangeable.
The county seat, on the Oostanaula River with I-75 along its eastern edge — and the one Gordon County community that runs its own building inspection department. Most of our county work sits here. See our Calhoun page →
A small city southwest of Calhoun — 356 residents across seven tenths of a square mile, the smallest place by land area anywhere in our service area. Its permits run through the county. See our Plainville page →
772 residents in the southeastern corner of the county, on US-411 where it runs through town as Salacoa Avenue — 24 miles south of Chatsworth and 21 miles north of Cartersville. It is the Gordon County community closest to our Pickens and Murray County work, and the drive from Talking Rock is short. See our Fairmount page →
A town of 1,142 in the north of the county, best known for the May 1864 Battle of Resaca — the largest engagement of the Atlanta campaign — and for Georgia's first Confederate cemetery, established in 1866. Its building permits are issued by Gordon County rather than by the town.
107 residents on US-411 in the east of the county, five miles north of Fairmount. Ranger is no longer an incorporated town — its charter was dissolved on 3 May 2023 and Gordon County provides its services now, which is why county permitting covers it. It is also the site of the single largest roof we have signed anywhere in Gordon County, which is not what most people would guess about a community of 107.
Seven signed roofs across the county: five in Calhoun, one in Plainville, and one in Ranger. Calhoun also carries the deepest job-site photography record of any community that did not previously have a page on this site.
That is the reason Gordon County appears in our stated service area at all. The work was here and consistent before we said so publicly, rather than the other way round — and where the count is small, this page says the small number.
Access stops being the constraint. The gravel switchbacks, the nowhere-to-stage-a-dumpster problem, the truck that cannot get close — those largely disappear in the valley. Jobs run faster and cleaner, and that shows up in the price.
Wind exposure takes its place. Open lots with little canopy put the load directly on ridge lines and edges. Fastening pattern and edge metal earn their keep here in a way they do not on a tree-sheltered mountain property.
Storm damage is patchy and easy to under-report. Wind on an open lot often takes one slope or one run of edge metal rather than the whole roof. A hands-on inspection with photographs is worth considerably more than a look from the driveway, both for the repair and for the claim.
Two roof types share one corridor. Residential steep-slope and commercial low-slope sit side by side along I-75 and US-41 through Calhoun. They fail differently, and they should be inspected and quoted differently.
Gordon County is unusually clear about this, and it is worth knowing before you start. The Gordon County Building Inspection Department, at 201 North Wall Street in Calhoun, states that it covers the unincorporated areas of the county as well as the cities of Plainville, Ranger and Resaca. The City of Calhoun operates its own building inspection department for work inside the city limits.
Whether a given job needs a permit at all depends on its scope, and that determination belongs to the authority rather than to a contractor's assumption. We confirm which office applies before starting and document the finished work.
